Hands-on
Inspection: Complete home walk-through and analysis,
with you noting
upgrades, enhancements to assist in the marketing strategy. I will
also note recommended repairs, and suggest changes to enhance
the appeal and marketability of your home.

Competitive Market Analysis: I will prepare for
you a detailed and innovative compilation of the homes most
currently listed and sold in your area and other surrounding
communities. This will assist you in establishing the correct
price for your house relative to today’s current market.
Comparable properties will be divided into two sections:

Properties Currently Available for Sale: This shows the
properties that we are competing against.

Multiple Listing Services: A very effective avenue for
gaining wide exposure for your home. Your house will immediately

Digital Pictures (Inside & Out): Over 10 digital
photographs will be taken both inside and outside of your
house. I advertise through several different mediums, so, if

installed on your front door. This extremely effective and
secure system allows agents to access your house only with a
special electronic key card, thus increasing showings and
reducing market time.

to your house and arrange for a private showing and possible

After every showing, I will contact the showing
agent for valuable agent and client feedback that will further
assist in the marketability of your house

Weekly
Progress & Activity Report: Throughout the
listing period, you will be provided with a detailed progress
and activity report on a weekly basis. This report will include
the number of Hot Line calls, open house activity and follow-up,
each personal showing with feedback from agents and their
clients and all advertisements and marketing efforts for your
home. I will review these reports with you to adjust the
marketing strategy accordingly.

Update: Every 30 days, I will send you a written report
on the status of your house in relation to the current market
activity in your community, area, and price range.

Negotiator: Please remember, I am working for you.
When an offer arrives on your house, I will promptly present and
explain the offer to you. I am a strong, results-oriented
negotiator with many years of training and experience who can
